Step 1 gives you a range right away. If you want a real number, step 2 asks for your unit and Sean sends a free written opinion. Nobody will chase you.

Step 1: your unit

How the range is worked out

  1. What sold in your building. The starting point is the median price per square foot from Sean’s Big White building reports: every MLS® sale in each building from October 2023 to September 2026. If the latest year’s sales moved, the estimate leans toward them, more so when there are more of them.
  2. Your size. Smaller units sell for more per square foot and larger ones for less, so the price per foot is nudged for your size compared with the typical unit in your building.
  3. Your unit versus its neighbours. Condition, view and ski access move the estimate by no more than 12% in total. Bigger claims than that need a walk-through, not a calculator.
  4. What you’d compete with. Current asking prices in the same building, from the MLS® listing feed, are compared with the range. If they point somewhere else, the range is stretched toward them.
  5. An honest width. The range is wider when your building has few sales, when sales there vary a lot, when you leave out the size, or when your building has no report of its own.

What a calculator can’t see

  • Which side of the building you’re on, and how far you really walk to the run in ski boots
  • Rental history and whether furnishings are included
  • Strata health: reserves, special levies and upcoming projects
  • Parking, storage, hot tubs and the strata’s rental rules

That’s why a true number needs your exact unit and Sean’s written opinion. Selling a chalet, lot or a home without a strata? Use the free price opinion form instead.

Estimate only, not an appraisal. This range is a computer estimate from published sales and current listings, not an appraisal and not a comparative market analysis. Sold figures: Sean Phillips’s Big White building reports, compiled from the MLS® System of the Association of Interior REALTORS® (sales October 2023 to September 2026, published September 2026). Asking prices: REALTOR.ca DDF®, updated through the day. Information is believed reliable but is not guaranteed. Fractional and quarter-share ownership is excluded.
